my name is Uriel, I am a newbie, me and my buddy are working on our first project in Bainbridge Island, I am looking to connect with people to possibly pick up tips and tricks to become better overtime.

Cash flowing rentals are almost certainly not going to cash flow immediately.

Once a property sells, they uncap and taxes go to market value. 

Spent 2 days days, so much to see, so many different suppliers from windows, doors, toilets, cabinetry, hardware, financing, it was so big, we could not get through all the displays. 

Looking to make connections and all the advice, tips, tricks, etc.

Go to meetups, join groups, call agents and say "Hey, I'm a cash buyer on small multifamily, send me anything you can't move the traditional way."

Great tip on Costco! 

In MN my fear @Mike Kirby was always that a “smart” investor could go to one of the owners that lost their property.
