Curious how others think about this.I’ve had screening reports come back looking fine, then later found gaps once I started verifying things myself.

───The headline number that surprises people:Out of 137 properties I screened this week (3bd+, $100K–$300K, across the metro area), only 19 of them — 14% — produced positive cash flow under a standard buy-and-hold model.My assumptions: 20% down, 7% 30yr fixed, 20% property tax reserve (Michigan millage rates), 8% property management, 5% vacancy, $150/mo maintenance.

We are now in a period where we don't want to close until its vacant (except one tenant we have screened and trust) so pushes closing date to July 1.

If anything, a concerned owner would want to have a clear understanding of a PMC's screening criteria and fully understand the process - which we originally posted. 

If do ourselves, wondering if a quality handyman, basic management software, and resources for an OH lease and tenant screening framework would be sufficient. 

#1 Foundation Wall - Be it CMU or poured concrete, your foundation isn't going to be a mere 15% more than a flat lot, it could be double the materials and labor.#2 Core Fill - Speaking of foundation, once you have about 8 courses of CMU or more, you'll need to core fill with concrete or mortar.

There have been many folks who have expressed interest in my rental properties that have screened themselves out after checking their FB accounts (i.e., folks who say they have no pets but post pictures of pitbulls chained up in the back yard and comments that puppies are available for only $600 a pup and, sadly, women who post pictures of themselves that appear to imply they charge by the hour).
