I have some insight on how the market works and the tips and tricks of an investor.

I’m new to the real estate investing work but I’m very eager and willing to learn how I can change my family’s future.

But from a state level, they do not like local encroachment into private property law and this goes back to English common law and very difficult to change. 

Purchase price: $55,000 Cash invested: $8,500 Sale price: $88,000 Purchased this property subject-to seller's mortgage.

Some tenants use this as leverage to get what they want.

I have found a single-family investment property listed for 195,000, remodelled built in 1989. negotiated price down to 175000 and a 2% seller concessions.

However, this is only a part of it. 

I’m trying to better understand who the ideal buyer profile is, both for this property and for future projects like it.I’m not trying to advertise or pitch it - I’m hoping to get smarter about how investors, house-hackers, and long-term buyers think about properties like this one.

I’m not looking to buy emotionally as I want something that makes strong financial sense, ideally with solid cash flow or clear value-add potential.I currently live in the Philadelphia market, but I also have family in Suffolk County, Long Island.
