I am only realistically able to devote a few hours (5 or so) during the week, and early morning hours on the weekends.

That's why I like this traditional ML approach, we leverage lots of data to inform our decision about which house is seriously "undervalued"ChatGPT & any AI is just going to give you a summary of the web pages it can find, but it doesn't have all the historic data to calculate on, it's just regurgitating a web page it found.

I wonder if there is a way to web scrape for when a new realtor is hired or passed exams in the area so that I could hit them up immediately.  

Some thing a home made freebie web site will be the ticket.  

Listings are on their own company web page or one of the mls type listing services.
