Here are some details that were provided on the proforma - "owner pays gas for unit #4, 5 units have central A/C, and 3 units window A/C belong to tenants.One porch rebuilt, new laundry room door, main entrance door improved, brand new gas line, new fence, entire roof recoated, new drop boxfor rent, some sidewalk segments replaced $2600, 5 toilets replaced, 3 stove and 3 refrigerators replaced, new hot water tank"If you want to be an LP or GP on the deal let me know.

Drive from one block with nicely manicured lawns to the next with with boarded up properties,  weeds in the cracks of the sidewalk, trash, and people sitting on the door stoop because they have no job and it is easy to see why one block is better than the other.

If that line is in the dirt anywhere, maybe it's leaking down vs. up, or leaking under a sidewalk or driveway.If the meter is spinning like crazy you should be able to hear the water running by putting your ear to the pipe and trying to follow it by sound.Other than that, I'm out of ideas on this.When you find it, let us know what was leaking.Good Luck!

If the claim was for say tripping on a damaged sidewalk, Tom is probably not personally liable, but maybe you can get the management company and maybe the LLC itself.

Columbus taxes are lower than Cleveland, it seems to me (although it varies by neighborhood, of course), and there are no annoying Point of Sale inspections in which the city makes you fix every little thing in your property, like cracks in the sidewalk.
