I completely agree with @Joseph Rice and would emphasize knowing your market rents.

Many of the podcast that I listen to emphasize professionalism and the positive aspects wholesaling can provide for all involved parties, including the sellers.

I can't emphasize enough.

I emphasize this with my kids all the time, like Apollo 13 What does work?  

I always try to emphasize to folks that I am selling my contract, not the property.  

The scope of that project was very similar and was $110,000, but he emphasized that there were multiple issues with that particular property.

For future deals though, make sure you emphasize what you plan to do with the property to everyone involved so they do the proper due diligence on the front end to make sure its capable of being done.  

It's so sad that people who want to help you reach your goals can't emphasize with you when you are serious.

_____Also, I can't emphasize the importance of doing your due diligence when it comes to your lending source-- find a lender who does what they say they're going to do and build rapport with them.
