If you want to provide full service and charge a 6% commission identify those "points of difference" and emphasize those when you prospect for new clients so that they know the value you will bring.

I like to do this with our student houses as it gives me a single contact and I do not have to listen to roommate drama.I would also emphasize that none of them can sublet, or advertise to sublet, their room/space without your prior written approval and that any changes to the lease require prior agreement amongst all lessees prior to bring the request to the landlord.

I would recommend taking a  look at some of my previous posts which emphasize the action items you as a rental property owner should be implementing that have a far greater impact on asset protection than merely forming an LLC.
