It was a small and cute house in the best school district, in the path of growth, and had a shed the previous owner had put some effort into.

Instead of phrases like "dogs playing poker" and "quentin tarantino" (which make zero sense to me) maybe put the BR/BA mix and the cross streets, don't try and get too cute with it.

Yes we were successful winning bidding wars 3 months ago using the family postcard technique;) Basically, we added a cute picture of our family along with our offers (which were based on conventional financing) and our “humanity” made us win over the cash offers.

Creative financing is a cute internet topic, but when all is said and done, SO MUCH more is said than is done.

I have 2 properties with ADUs we rent monthly as MTRs on Furnished Finder and Airbnb. 1 is a 600sqft ADU with full kitchen but no laundry, no dishwasher and a shared backyard with the 3 bed, 2 bath house. 2nd is a 300 sqft ADU with no laundry & a countertop kitchenette setup with its own private fenced yard walkable to a cute downtown area.

The area has a lot of giant sequoias including one of the biggest in the world, a nice river, a cute little town, and I know a very competent (understatement) co-host that serves that area.- it is near turn key.  

We were in a cute little place call Washington D.C. a couple of weeks ago and it was as hot and muggy as I can remember being anywhere.
