It's the visual thing for some people mostly, with such small wall space having it right there in your face isn't ideal. when at all possible, every flip will just get duct work and standard air conditioning. 

People should never do business without a face to face meeting, and at the least, a Skype meeting where they can visually evaluate a potential partner.

I love that I recognize myself doing a few of these things in the morning already I just need to add in affirmations, visualization, & scribe.2.

I'm not sure if any of that info (sqft, bed/bath) is tied to the title or anything or if the realtors just create the MLS listing based on the visual of the house having 2 bath. 

The visual really helps. 

Hey Stephanie, if you have never done this before, I would strongly urge you to consult a real estate attorney, because from some past dealings, it isn't just the sales agreement that is important, but all the disclaimers pertaining to abestos, earthquake zone, fire zone, landslide zone, visual inspection forms, smoke detectors etc etc, that shields you from liability and needs to be signed by both buyer and sellers.
