👋Great question — residential assisted living (RAL) is a really exciting space right now, especially with how fast the senior population is growing in the U.S.To break it down simply: RAL is when a regular house is used as a staffed assisted living home for seniors who need help with daily activities (like meals, meds, and bathing), but want to live in a more homey, comfortable setting — not a big commercial facility.

If you get a five bedroom, you might consider renting 3 rooms, and keep the 5th one to rent STR maybe to med students just doing a six week rotation.Â

The only material difference is as follows:- Med pay is limited to $5K with CBIZ and Proper has no limit (up to $1MM)- CBIZ has higher wind/hail deductible - policy is $2.5K but wind/hail is $9K (Proper is $2.5K across the board)- CBIZ has sewer/drain back up limit of $10K and Proper has no limit (up to dwelling value)That said, my quoted CBIZ annual premium is $2K less than Proper.Â
