Since he’s now late on rent and unresponsive, I recommend sending a formal written notice (per your lease and local laws) outlining the amount due, late fees, and a deadline to pay before you escalate further.

I am not saying every sales agent is influsnced by this, the best ones understand the importance of brokerage relationships and will not want to hurt their reputation within the community by having  word spread that they are being unresponsive and then the MLS shows the dual agent settlement but there are instances when this happens.

Yeah I was planing on visiting myself, and yes one of the complaints I hear many people make is about their unresponsiveness, I've been looking for alternatives as well like you have but ultimately when it comes to quicker steel modular builds it seems they are reigning in that department locally.
