Local regulations require a minimum of 200' of road frontage and 2 acres for each dwelling, so if I wanted to subdivide the property I'd have to build a county approved road, pull utilities, deal with the local authorities on storm water drainage etc.

Still have many years to go before retirement .I  don’t know where to start.

A deal can look great on paper but if a six week rehab turns into four months your interest taxes insurance and utilities can easily burn twenty to thirty grand.

Things like separate utilities, updated mechanicals, solid roofs, and layouts that make renting simple are worth more than cosmetic touches.

The all inclusive cost is the simplest, but I do think there is starting to be more itemization due to the significant inflation.
