If you don't have access, reach out to your Realtor each year and they will provide it for you.

If you feel the property has appreciated more and youre in the money at present to drop PMI, you should be able to request PMI cancellation now, which will likely require a new, up to date appraisal.

IMO i think this is the best way you can diversify your portfolio by adding an investment and roof over your head and not needing to take out full 20-25% for down payment. 

It's this grey area of "hanging a license" to get MLS access that makes me think I don't need a license. 

So, I had not expected to have to deal with this property.
