.#2 is for off-market properties where your marketing/sales budget/efforts is what put you in conversation with the owner, who is ONLY talking to you, and it NOT on the MLS. 19 times in 20, when this crosses my desk, the investor has a decade or more of professional full time marketing/sales experience under their belts.Trying to bring the #2 drama to a #1 property is just going to get your correspondence thrown in the trash.
