After going through all the replies to this post, it seems to be a recurring pattern that people start here to achieve financial independence only to learn that RE investing offers such a plethora of ways to make a living that can appeal to all types of personalities (introverted, extroverted, narcissistic, obsessive-compulsive *haha) and in the end they find they would prefer to continue down the RE path.I wouldn't say so much that people here on BP get 'stuck in the cycle' as much as people here on BP end up discovering something about RE that they are truly passionate about - it's a beautiful thing!

A study by Harvard Public School of Health in 2018 (linked below) reported that:"People of color continue to endure rampant discrimination in the housing market: 17 percent of Native Americans, 25 percent of Asian Americans, 31 percent of Latinos, and 45 percent of African Americans report experiencing discrimination when trying to rent or buy housing"In a New York Times article (linked below), they reported that a 2012 study  "conducted by the Urban Institute and the Department of Housing and Urban Development — showed nationwide patterns of housing discrimination.

Because you'll be living in the property, you'll be able to quickly identify and respond to maintenance tasks/repairs (plus, living at the property will teach you about the property's various quirks and patterns that will help you manage it more effectively in the future when you move out...experts know that properties are almost like living entities, in the sense that they have patterns of problems, decay, etc.

So while population patterns matter, it's the underlying WHY to those population results that matter by far most, population #'s are more just a result of those why's, and it's those why's that will say if it's an inclining potential, declining, or lateral.
