Eric, I don't know your particular market, so you may well be below going rate in your neck of the woods, but I don't think your fees are that different from many others.

The houses I had were not in  a good neck of the woods ,nor were the properties in great shape.  

Put muscle to it.  

So for me in majority part I am just scratching an itch, and I am exercising a muscle. 

Everything else doubled and tripled in price while everyone was rubber-necking lumber earlier this year too.

I think really they might be neck and neck ..
