Long Island is certainly more of a single-family market, especially in Suffolk.Over the last 2 years, the areas in Suffolk with the most multi-family sales have been Babylon, Bay Shore, Riverhead, Huntington (& Huntington Station), Lindenhurst, Patchogue, and a few other areas.Nassau typically has more multi-family options, especially in areas like Long Beach, Valley Stream, Lynbrook, East Rockaway, Elmont, Floral Park, Hempstead, Glen Cove, Freeport, and a few others.House-hacks are still working, but cash flow is tough to come by unless you put down 25%+ and/or have an ADU on the property.Single-family inventory, on the other hand, is increasing YOY in some areas.
