I see too many people insert a little too much optimism into what their ARV will actually be, and it gets them into trouble when it comes time to refi or sell.

Over the years we have found that most home inspections are generic in nature using a template to generate the report and insert photos. 

And as I  always say, "The court doesn't take "I was told I could do that by the guy who taught me (insert whatever here) . . ." as an excuse.
