The kitchen has been torn out.

A 2,200 sq ft STR with two large bedrooms often underperforms a 1,600 sq ft STR with three well-planned bedrooms.Larger living rooms and oversized kitchens look great in photos, but they don’t increase booking filters.

Updates included interior finishes, kitchen and bathroom improvements, flooring, paint, and exterior enhancements.

In an ideal world, the buyer needs to: want a lifestyle business with weddings and events, wants to have on-site catering and bar (in house or through a kitchen lease), and has plans for developing into an outdoor hospitality / wellness micro resort.

I am working on painting and adding LVP flooring to the living, dining room, and kitchen.

here is some values for my market assuming no crazy trees or other big maintenance items (pool, etc)  and no exiting large maintenance/cap ex coming (such as needing new roof, kitchen, foundation, plumbing, etcclass low b to low c, 2/2, ~800’unit- attached; $450/month- detached: $550/monti recently did undereriting on a 4/2/1 cabin that I used $650/month. may seem crazy high tomany.  

For example, one tenant demanded all new stainless steel kitchen appliances.
