I would continue you to ask, and add it to the rent ledger in the software, if this does not work then at move out, I would have all this documented and take this out of the security deposit when they leave so that you are documented if the old tenant does not agree and tries small claims.

In a nutshell, IL (where I live) too expensive of a market, but WI, MI, OH etc seems like you’d get more bang for your buck. also, you can look at a City’s consolidation plan and what their plans are for development to get a good forecasting of housing booms.
