This unfortunately means it would be classified as 27.5-year property and not eligible for bonus depreciation.If it were detached (like a standalone patio, walkway, or fencing), then it would usually fall under land improvements (15-year property) and be bonus-depreciation eligible under the new bill.Circling back to my point on cost seg studies, if you were doing a full study, there may be a case to reclassify portions depending on construction materials, anchoring, and how the deck functions relative to the building.

Obviously the difference in rental is a function of the average monthly electrical bill.In his case, considering its true that average electrical bill is 400/mo, i would expect rent to be at least 200/ mo more if solar covers entirely the bill (50%- pure guess)The national average for electric use is around $120 per month.
