Most of the realtors are just sending me what is already listed, and in my price range there is about 8 of them located in not very good places in town and have been on the market long and are the large houses that have been carved into duplexes and triplexes with out dated funky heat systems and stone foundations.

Since this is a foreclosure the gas had been disconnected in one of the units and the meter was taken from another.The other 2 units have very outdated gas units so we will be converting those units to electric.Closing is tomorrow morning.

Approach them ~80 days before the lease is up, and ask if they want to resign and at this point ask them to sign a 6 month lease to get on track with a June move out date.

One additional item to consider is to buy an outdated property, rehab it and refinance it, this way you would have less cash into the deal and higher Cash on Cash Returns.
