Here is what we put in our move out letter, which may be helpful to build on:Specifically, here's a list of items you should thoroughly clean before vacating:[ ] Floors[ ] sweep/mop laminate floors[ ] vacuum carpets and rugs (shampoo if necessary)[ ] mop kitchen and bathroom floors[ ] Walls, baseboards, ceilings, and built-in shelves[ ] Kitchen cabinets, countertops and sink, stove and oven--inside and out [ ] Refrigerator--clean inside and out, empty it of food[ ] Bathtubs, showers, toilets, and plumbing fixtures[ ] Doors, windows, and window coveringsPlease don't leave anything behind--that includes bags of garbage, clothes, food, newspapers, furniture, appliances, dishes, plants, cleaning supplies, or other items that belong to you.For move in, put all info in the rental agreement.

@Veronica Thomas I have them sign off on a checklist through docusign that has a check-in / check-out column (fans dusted, floors mopped, self-cleaning oven cleaned, shelf out fridge cleaning, microwave inside clean, toliet scrubbed inside and out, cabinets crumb free, no chemicals/furniture/toliet brushes/brooms left on premise, no large garbage items on street curb, etc, etc) .

You can expect to pay $10k per bath including tile, vanity, counter top, mirror, faucet, hot mop for shower (or tub if its a tub shower), shower plumbing fixtures, glass enclosure.Roof: $12,000 - Probably about right.Siding: $10,000 - Seems light to me and siding needs to be painted once installed.Paint: $9,000 - This is low considering you will have exterior paint as well.

@Logan Wright If you go with laminate tell the tenant spills must be mopped up immediately and give them felt pads for under furniture and tell them to use them.

They ended up leaving the property cleaned (even mopping the floor) and told me that I could keep the SD to cover unpaid rent.

The turnover itself required some cleaning they missed (under appliances, mopping, windows, cleaning carpets, etc), carpet replacement (normal wear and tear) and painting which I know I can't charge for, but were an expense I had sooner than planned with their early termination.
