The priority is visiting groups that you fit well into.

If a deal fits that box, that is usually the moment to move instead of spiraling into analysis mode.In Fairborn and Dayton, the common pitfalls I see are older mechanicals getting overlooked, taxes jumping after reassessment, and people using optimistic rent numbers instead of real leased comps.

Memphis is a great market for what you’re looking to do, plenty of properties that fit the BRRRR model if you know where to look.

Re-fitting them was minimal cost and while they are seasonal the doors are each growing on value as well as paying rental dividends.
