I come from the hotel world, and one thing I’ve noticed is how much great operations impact returns.

On top of that, I see a recession on the horizon, if that happens look for a decrease in housing prices not an increase.  2026 is just months away.  

Maybe you can increase the rate to decrease the points, if you feel they are high.

My wife has family that lives up here and we visit yearly and I continue noticing a lot of multi family homes in the area.

I have also noticed an uptick in our investment home equity loans and HELOC applications, this can be a good options for scaling as well.

I have noticed they are more reluctant to address inspection items because they don't have to dreadfully put it marked "active" again on the MLS because its off market to begin with.
