I pop my zero turn on my little trailer, run over to the complex, and knock out the rest of the yard for him in 20 minutes.

I would simply knock out the $80k and have a great passive asset.

I am not telling anyone how to do your thing but come on knock out the property before 11am-12pm so its not even something to think about.

If I were doing it, I would see if the wall between the kitchen and living area is load bearing, and if it is not....then I would knock out the top half of that wall to open it up and create a breakfast bar there.

I will even knock out walls on older homes with closed concept to open them up.

I can knock out all of my rentals in the same day and it gives me a chance to take a look at my investments every 3 months while making sure the HVAC's are protected from dust/debris.

But knock out the other first.

If they want to knock out walls or divide rooms, they can.

Not to be a cheapskate, but I was hoping, since it would essentially be a knockout search, to find a free resource initially, and then switch to paid services only for potentially viable properties.  

If you knock out all of them you will have gained a ton of knowledge to get you ready to start investing.
