Kansas City is a great market, and while you will not get the warmer temps from FL, you will see a wonderful quality of life. 

Since heat rises, the downstairs tenant will keep temp higher, leding the upstairs tenant to complain it's too hot.

So it's not really about "the market," it's about the manipulations to it, the ASSUMPTION in early 2020 that we would "once again" have too much supply and not enough demand, along with slow-moving gov't not realizing/understanding/grokking/etc that they're actually doing the OPPOSITE of what the ACTUAL market needs/wants - "omg a fire!"

No matter what they do guests can't set a cooling temp below 70 but all other controls are unlocked.

FWIWIt isn't on the CA news but Phoenix, Chandler and Tempe in AZ are exploding with "move in" companies in High Tech.

He had been marketing it all along.I don't care if someone makes a profit, but I would appreciate not being lied to and manipulated emotionally.

For instance , a cap rate of 8% may make me take a 2nd look but because that can be manipulated by deferring maintenance I know I need to dig deeper into the books and history.
