Choosing between these two ones, without any doubts I will choose Cozy for multiple reasons (from traffic to design and optimization).

Be OK with the fact that you may pick sub-optimal investments in a sub-optimal niche. 

For the most part, it sounds like it will take some experimenting to figure out what the optimal bid/budget price should be.

Id love to get a few more properties under my belt before the next recession so that I have my processes optimized and ready to roll when the deals come available.  

I just want to say though that we avoided a lot of mistakes by reading the book Optimize your AirBnB by Daniel Rusteen before we started.Biggest Mistake - I think our biggest mistake with our short term rental was taking so long to furnish it and not capturing business as quickly as we could after acquiring the property (leading to thousands of lost rents).

Are your current rentals optimal for STR?

They're out to optimize theirs.

Make sure a deal is sound as a LTR and then optimize via STR if needed, but the STR path to quick money is gone. 

Are you marketing it like a professional listing and is the listing fully optimized with professional pictures, title, description, etc?

We are locking in good debt and chasing deals where we can get optimal financing.
