Our culture emphasizes independence, which doesn't bode well for the philosophy that we will have European-style multi-family households.

I have good grades because my parents emphasized education to me from a young age, I work hard, and went to a great high school.

There may be some amenities that would be expected in your area so read ads at this price point see what do they emphasize?   

@Amanda G.I think I may have emphasized this when we spoke, but you should also ask if they have their own capital into any deals they've done. 

All of the speakers are emphasizing their free time...their time to do what they love...their time to spend with their families...They all make it sound like a machine that quietly prints money and makes it magically appear in your back pocket.

No matter how much it is emphasized to sellers, I've seen contracts get signed rather than countered or in addition to countered a number of times over the years.   

We did go with FHA, but we found with the new rules that we had to go with a much smaller home, so wanted to point out (a few have already mentioned it but turned out to be the most important drawback in our case so wanted to emphasize it) that part of qualifying if you do not sell your primary residence these days is you would need to show enough income to cover BOTH house payments without the rental income counting towards your income.

I can't emphasize enough how awful a move that was in terms of landlord relations, but also how rare it was (to my knowledge, no other area has EVER done something as broad and sweeping to lower rents such as that move).
