Can anyone share their experiences with the sub metering process? 

I would be happy to share any knowledge I have with my process of getting my first two properties (No money down) and my experience so far with self-managing them. 

I'm in the process of getting an HO6 insurance for my rental property.

The HML lender will provide additional draws throughout the construction process.So, here's the tricky part that I'm still working on, which is funding the construction throughout the process to keep the work going, because I don't want to wait on the draws to be reimbursed MY OWN money.

Then follow that up with offers in the mail, the cold call...RE...is all about engineering processes...test, adjust, implement, repeat

I appreciate you going into detail on why Capital Gains isn’t mentioned as much and how the process works.

I know the process is significantly more intense if the current paint contains lead.The kit I used is supposed to turn red in the presence of lead. 

I'm in the processing of wanting to try them out.

Plus, banks/title/insurance people start noticing and you find top performers there too and it just trickles through the entire buying process.
