On the market curve that does indeed mean that this is not the optimal time to be buying NNN properties. 

My impression has been that if the Bay Area falls significantly, then most of those other hot markets drop quickly behind it.So, if you were someone with absolute perfect timing, maybe the optimal play would have been to get out of the Bay Area a couple years ago, to continue riding the perfect wave upwards in markets that are now outperforming us (and subsequently getting out before the next correction).

Optimize your efficiency and focus on high-value activities.

And one can optimize one's exit strategies to maximize both cash-flow and appreciation for now or later.

Landlords buy more but don't optimize what they own.

Be OK with the fact that you may pick sub-optimal investments in a sub-optimal niche. 

I just want to say though that we avoided a lot of mistakes by reading the book Optimize your AirBnB by Daniel Rusteen before we started.Biggest Mistake - I think our biggest mistake with our short term rental was taking so long to furnish it and not capturing business as quickly as we could after acquiring the property (leading to thousands of lost rents).

Are you marketing it like a professional listing and is the listing fully optimized with professional pictures, title, description, etc?
