I have stats I ran and analysis I did back when I first started and determined that 3BD/2BA is the optimal size.Some key things I noticed are:-- Less than 3 bedrooms and the vast majority of people with kids (or that want to start a family) are out.-- More than 3 bedrooms and the rent doesn't really increase much.

They looked at the site and suggested some changes to better optimize the keywords so I said go for it, do whatever you think it needs.

The deduction is optimized as values increase and can potentially offset the entire net investment (including down payment) for high wage earners.

What's an optimal average mile radius, what's a bit too far?  

Special Assessments generally spook buyers so removing this potential objection is always a higher priority than trying to optimize for purchase price / payment.
