To us, the security of it being in all partners names (through the LLC) and the ease of a partner getting out if desired is easier too, as shares of the LLC can just be sold with no refinancing needed.

I just always think that agents would prefer to take major fixers, that are going to sell to an investor anyway, and offload them prior to listing so as to ease the workload of marketing and taking lots of tire kicker calls.

If I had a traditional mortgage on the property, this would be no issue, and FHA/HUD would refinance with ease, take out that mortgage, and roll that amount as well as the renovations into one lump sum amount.So the issue now becomes this--if I want to refinance out and take out my private lender, I can't close in all cash.
