Last October, we discovered that they had disabled and destroyed the brand new wireless interconnected smoke detectors we had installed in their unit within a multifamily, without, of course, informing us that there was any problem with the smoke detectors.

So I view those as interconnected concerns.Bad debt is much more specific to your property and area.Depending on your area and property class, I'd get nervous to underwrite anything less than 10% economic vacancy (physical + other).

Big house & did it in 1 weekend, but I was much younger.We have also discovered that any galv/iron pipes (as drain or venting) that interconnect to the sewer seem to create a weak corrosion spot at or around the interface to the sewer pipe.good luck its a great experience.
