His story, which I believe, is that he sold his house, (which his sister and mother were living in), made a profit, acquired a new house and wanted to relocate his mother and sister.I have met with him, I have had a lengthy conversation with him and I frankly believe him.I guess where my question was trying to lead was: how do I construct the lease to include him as the payee.

The houses I have were bought new (at retail) as primary residences (for myself) and then converted to rentals when I was relocated.

Now some might argue this is not good practice because of CC interest rates being high, but I alway let the cash flow handle this until a point where the Crowdfunding assets can build a big bucket of cash, which then I could put into a money market account for future true Capex reserves.Just curious if anyone is doing creative things inside their rentals to maximize the "reserves" that usually just sit there over time at meager checking/savings rates???
