Understand and practice creative financing, nothing down techniques, control and roll systems,  Power  prospecting and contract engineering.

If the community bank which can essentially take their interest rate on the loan to practically zero there is no working room for a private investor who has a higher return demand on their capital.  

Pretty standard practice in Detroit Metro these days. 

I've spoken with a few banks regarding their lending practices for single family buy and holds along with rates, and terms.

I watched the latest newbies podcast which was fantastic and convinced me to sign up here.I'm wondering what some of the best sites are to search/filter specifically for 3- or 4- unit properties so I can practice running numbers/analysis.

Never hurts to get rent rolls and see the property - worst case is you get some practice in.

Only the paperwork was filed for relocation authorization..

I'm technically a newbie too, although I've been practicing law in this area for 13 years.
