I'm guessing some people are using other options that cost less than this and still have a good majority of the same functions.

I understand this decision affects my own financial exposure, my ability to acquire loans in the first place, and likely taxes.One potential issue I see is that a brand-new LLC won't have any income, assets, or business function.

As @Kyle Mccaw mentions many we see don't make sense for most people, but some owners are on a corporate rotation plan and may just rent it out temporarily while out of town 3-5 years or have some intention to come back to the house.   

everything being equal or since apartment rent is less it just becomes a function of economics..
