There are 5 touch points.  1 is the initial posting on the door - (some leases will allow tenants to waive their rights to a 10 days notice - for late rents) or a 30 days notice is required on a MTM lease. 2 is the magistrate filing (about $150 to $175 - depends on how much is owed, and how many people on lease or you'll have to write "Et tal" after 1 name to cover the entire household when you don't know exactly who lives there. 3 is going to court - the local magistrate will mail you a date and time to appear.  4 is waiting the 10 days after you won possession.

My score is currently around 650 with limited lines of credit (student loan and 1 credit card) I haven’t noticed a change in score for about 2 months now and I make all my payments on time and carry a Low balance on my credit card...Are there any tips on how to boost my score ?

I listed a property for rent found a tenant with excellent credit and income, signed a lease and got 1st month rent with security deposit yesterday.They were due to move in August first, but just tonight called and they want out of the lease with some story about the father getting sick and needing to move there instead.My lease is specific about needing 60 days notice and losing security deposit if you don’t complete the lease term. (12 months)I should be able to rent the house easily, but probably not for Aug 1st so I’ll be losing a months rent.

This doubles your total PV and your CF (that's the big one).When you repeat each strategy, you're only adding one property at a time, and decreasing the CF to the refi property each time doing the refi strategy.
