It's been owned since 2004 and hasn't seen much love.Since my friend is closely tapped into the market he noticed the rents were way below market and all the leases were month to month.

Even if tenants are MTM there will be loss to lease because minimum notice is 30 days.

Landlord is now giving 30 days notice to vacate because they want to sell the house.

So in this case $150,000 Which also means a $250 car payment decreases buying power about $50,000.

I didn't think anyone would notice the bubbles, but the inspector did.

While signing a RENEWAL lease last month, I noticed some things around the house that needs attention.   

One thing I am noticing is many sites offering reduced commissions for buying/selling real estate. 

Why are your options focused on decreasing your leverage when you looking to BRRR?  

I acquired my properties conventionally and have noticed how much money I have left in those deals so far which I guess is the mistakes someone just starting out makes.

That said, I understand not having the W2 significantly decreases my options in getting loans and being creative with investments.
