As long as you have good to fair fredit 620-640 you can still get a approval through a DPA - down payment assitance program through your County or through CHENOA DPA. 

You can find down payment assistant programs as well.

Unless you are basing the deal off a lower rate to  refi down the road to me it doesn't seem like a good use of time as planning for a best case scenario just seems like a way to see a bad deal as good, and overlook actual issues.I'm old school I don't want to use a program that I am not sure how they are running the formulas and not know if it has a bug in it.
