A 6 inch exterior wall running 40 ft. will contain 20 sg ft. actually a little more with siding, sheeting and sheetrock.A buyer is usually more concerned with actual room sizes (for furniture) and living space, this is the useable sq. ft. assumed.Commercial will use the exterior demension and if interior space is measured, say to rent an office, many go to the center of a common hallway and the center of the walls, so that the landlord does not lose rents from the interior wall space in the building.Another aspect of measuring mistakes is that the tax man and utility companies as well as surveyors might be using an Engineer's Tape, marked to tenths of a foot not inches.

I get the following:* Contracting License (and I look it up in the online database)* EPA RRP credentials (for pre-1978 construction) - and verify with lookup online* W9 IRS form (so that they can get 1099 in January, and they are told that will happen)* Liability insurance proof - with me and my company named as certificate holders or additional insured* Workmen's compensation insurance proof - with me and my company named as certificate holders or additional insured* An actual street address for them (not just a P.O. box like some will only give out)* A list of customer references that can be contacted (not that I expect that anybody in this list will be saying bad things)* I go to visit actual job sites, preferably at least one in progress and at least one that is completed - to check for workmanship and tidiness of the job site.I also check the state website for criminal search, to see if they have a record.

i am surprised you even ask for their help. i like to talk to the master tradesman (the two stores i go to have "ex" master plumbers, electricians, etc), but i know who they are. the rest, i dont bother. they are clueless and ignorant. in their defense, HD is a terrible organization and threats the employees like dirt. i dont like lowes, their prices are higher. i know every square inch of my stores and i often times help customers that are standing next to me. too bad about the coupons though..

What historically I've done is strike a deal with the rehabber I'm doing businees with and they write the contracts with the sellers directly and pay me cash after closing the deal.I feel like I'm leaving a lot of money on the table and have decided to contract directly with the sellers from now on and then assign the contract. The attorney I deal with says to assign contracts I... a) need to use an attorney separate and apart from the sellers attorney b) like Jerry says, use both the P&S agreement and the assignment form c) the contract itself must contain "and or assigns language"I'm interested in what you wholesalers are using in the time period?
