Not to speak for @Reed, but I'd guess it's a combination of high deductible for insurance, the percentage of his co-pay once the deductible was met, and living expenses (if he has a job requires the use of his legs and that did not pay him for an extended absence.) 

@Emily Jones  as Account Closed said, every county/city should have a website with a parcel search function which will give you an addresses legal owner and their mailing address.

K-1 is a very simple function that should never require extensions.

I think if you get more and more properties you may need to switch to QuickBooks for some additional functionality unless Stessa adds it. 

The money you contribute to either account goes in tax-free, and your associated savings are a function of your effective tax rate.
