I know there are a few States that have down payment assistance programs as well making it a 100% Financing and I have no qualms in putting in a bit of sweat equity, and there were a few like that as well.

Unfortunately, I don't know a good way to copy and paste from excel into these programs.

My lender can offer a program of 10% down for a bridge loan of 1 - 3 years, but we haven't determined the full terms yet.

As a first time buyer on an owner occupied, you may qualify for some advantageous lending programs on this first purchase.  

A little off topic but, speaking of disabilities, it did come up in one of our certification classes that "Hoarding" is considered a disability now........
