@Shawn Tompke unfortunately none of the widely held beliefs like the 1% rule and such, don't apply very well to Bellingham, or most of Western WA for that matter.

And a list of homes in your name or companies name that we can verify  ( I guess my HML roots were showing )well other than those that worked for a company like American homes for rent or other larger institutional buyers.. these guys just kind of tuck tailed and left.. my agent was wide eyed and thanking me for just saving them untold amount of misery.

I don't take a completely dim view of advisors- I'd have a tough time of it trying to find someone with the education of an attorney and a CPA to do what they do for a few thousand dollars a year-- I just do it all with my eyes wide open recognizing that I'm getting exactly what I'm paying for.

A few years back I purchased a foreclosure at Sheriff sale, everyone including the bank thought it was a Double Wide Manufactured, But they were wrong, and I knew it, a little paint, some landscaping and poured a driveway pad and I made $45K in 2 months purchase to closing.

I was recently working on a turnover of one of my homes and decided just for kicks to take 12x12 ceramic tiles and cut all different shapes of squares and rectangles and long narrow and smaller wide and it worked out well.
