If I notice someone is moving out I pop in and say hello.

The one set of tenants did not even bat an eye (had not had a rent increase in 7+ years prior), and the other set appreciated it and moved out about 2 months after the rent increase (with proper notice). 

I did not plan on returning it for the reason of breaking the lease and not receiving a full 30 day notice to move out.

This might just be a post about the current condition of what a "wholesaler" actually is but I have noticed over the past year I have not even looked at deals sent to me by these so called "Wholesalers."

I let her know that would not be possible and her lease states 60 day notice is required.

We have experience with the neighboring communities and we're keen on the long-hold potential of this one.. have to be I guess if it's not cashflowing.We just got notice that it appraised for about 13k under the purchase price.

Still a great profit over 1.5 years.If you decide to rent to one family, you should prolly expect your rents to decrease which may potentially make this property not cash-flow.

Not sure if that's why they were gated or not, but the homes were noticeably cheaper...I'm more comfortable investing in a community that has a lot of STR's.
