I can get you two houses right now on a decent street, already rented (one at $850, one at $800 - and they're paying for water), with Certificate of Occupancy, new roofs and furnaces, for less than 33k each. 

Focus on Energy will do the lighting and water upgrade frees via their direct install program and they currently have a $500 rebate for boilers.

I am just now coming out Marcus & Millichap's training program and have been assigned to specialize in brokering apartment buildings in northern Colorado.

I was recently pre-approved by quicken loans for the conventional owner occupant down payment grant program, in which quicken loans grants two percent of the three percent down payment.

I even called VA Loan program manager, but surprise!

I hate learning a new program.

If you do it yourself make sure that you look up the Nebraska LLC Act in order to make sure that you have everything the articles of organization or certificate of formation require (different states have different names for an LLC filing). 

You need the zoning certificate to see how the city classifies the property. 

Can I get a Certificate of Occupancy for this as a rental in Ann Arbor?
