Basically, we agreed to rent to a family with less than perfect credit with the condition they pay a $3,000 deposit (house rents for $1,200 per mo).  

So then I did a basic Google search the owners name and zip code, to find any other known addresses or phone number(s) instead I found an Orlando Sentential article with the owners name stating that she was murdered in her home (This was a tragedy she was a mother of 4, but at least justice was served the murderer was sentenced to 25 to life he got what he deserved).

The real trick is buying it right.

Basically, the B Buyer investor is just confirming that he has a legitimate C Buyer.

It's a bit of land with improvements that fulfills the basic human need (Maslows Hierarchy of Needs), shelter.

Not sure how materials get bought either.I've never worked with contractors as I'm very new, sorry if this is basic stuff.

There are basic things that would make up a good property in an area.  

As a beginner trying to learn the basics, I feel that this would be a great way to start.

@Noel Ruiz (sure wish that would work in app) I think the spokane market is a great market to be investing in, just running numbers off basic finds on realtor.com site decent cash flow and that's not doing the hard work of driving for dollars, or direct marketing, or other ways of finding killer Deals.I like the perry district, I think it's a cute up and coming area, and I also like browns addition.
