With no disrespect meant, but it appears you're quite new to this adventure and I would assume once you get the contract you won't really have any idea what the provisions contained in it mean. 

The customization offered was much better, as I can set it up to take multiple tenants on one app as a part of a household, rather than multiple apps for the same group.

My experience with customs is that the delays are usually on the client side, there is no way I'm signing the agreement, as is.I spoke to another buddy that is a custom builder and he said the way he handles it is that he gets his client to run his contract requirements through their lender.

I've looked into Guesty (which seems too expensive for what I hear to be awful customer service), Hostaway, Owner Rez, and Lodgify.

I may have to call customer service on this one!

This is a 4 unit property and luckily the damage seems to be contained to the one unit and no tenants were harmed.

One of the landlord tenets is that it's better to have a vacant unit than one containing a bad tenant.   

I has a custom trailer build that is I think 6 feet wide, 10 feet deep and 8 feet wide and the trailer works out far better than any van I ever owner.
