The larger the building and more units under one roof the more cost effective the build per sqft.Best way to do cost analysis is to discuss with a builder who builds the types of buildings in your area and run the numbers.

Or, if you want to ditch the MA LLC altogether, you open the OH LLC, transfer the entity (talk to the lender first though) wait at least a full tax cycle because the MA LLC has to exist in order to pay taxes and effect transfers) and then shut down the MA LLC.

Unless there is a some urgency or distress , there may not be a bid variance for the seller in taking less for cash offer ( number 1) as the net effect of proceeds will be similar.
