If After paying rent , auto ins, electric and water you only have $15per day to feed, clothe and entertain yourself and 3 kids it's not going to work.

When I am actively buying, my target is a consistent 20% or better return year over year excluding appreciation.I'm only doing commercial office and apartments, so the per door cash flow number isn't a meaningful metric to me.

Just be sure to use your policy consistently, or you can open up the "discrimination" can of worms.Too add to what MikeOH said, You can pretty easily tell if a tenant is lying to you...their lips will be moving.
