We are starting to see additional supply from some companies that may have liquidity issues or are stressed which is allowing us to buy at a little better discount than usual.This type of investing is not for someone right out of the gate as their are a lot of complexities but I a great way to earn cash flow

Screening and self management can absolutely be done well, but you need to have structures and processes in place to make the transaction work like an actual business, otherwise you will be creating expense and stress where it could be completely avoided.

I'd say the true passive real estate investment is being a private money lender.If you want to decrease the maintenance on what you have, you could do some major fixes on what you've got, which can push out your headaches for years.

You still have to pay the mortgage out of that which decreases your cash flow, but now if one rental is vacant, the other 4 are still earning money.
